Landlords
BS7671, the 17th edition of the wiring regulations recommend that a residential property (domestic rental) has a periodic
inspection every 5 years, and a routine check of the electrical instakllation every year or change of occupancy, to ensure
the electrical components are free from defects and damage, and thus reducing the risk of any hazards. A written report from
ourselves confirming the installation state is an ideal way of showning that the landlord has taken all resonable steps to

Home movers
If you are in the process of buying a house, you need to be sure that the electrical installation is satisfactory
and up to standard. BS7671 recommends that all domestic properties have a periodic inspection every change of occupancy or
10 years. Often a surveyers report will state that the electrical system must be checked and/or tested as a condition of a
mortgage offer. Having an electrical report completed will give you piece of mind that that the installation is up to the
required standards, and can identify any potential problems and serious defects that need attention. Reports can vary from
a full periodic inspection and test, to earth loop testing, or just a visual inspection.

The purpose of periodic inspection and testing is to provide,so far as reasonably practical, for: i) the safety of persons
and livestock against the effects of electric shock and burns in accordance with the general requirements of Regulation 130-01,
and ii) protection against damage to property by fire and heat arising from an installation defect, and iii) confirmation
that the installation is not damaged or deteriorated so as to impair safety, and iv) the identification of installation defects
and non-compliance with the requirments of the Regulations which may give rise to danger, (Regulation 731-01-04 BS7671
16th edition wiring regulations) AND Regulation 4(2) of the Electricity at Work Regulations 1989 requires that: as may be
necessary to prevent danger, all systems shall be maintained so as to prevent ,so far as is reasonably practical, such danger.
